Terrace Waterproofing Costs: What Moves the Number

Why quotes for the same terrace differ by multiples — the six cost drivers, what each includes, and how to compare bids on substance instead of headline rate.

Two quotes for one terrace can differ honestly by a wide margin — because "waterproofing the terrace" can mean six different scopes. The number moves on what is being done, not just how many square feet. Know the drivers and quotes become comparable; ignore them and the lowest bid wins by omitting the work.

The six drivers

1. Surface condition

A sound bare slab needs cleaning and coating. A terrace with hollow tiles, failed old coating or open junctions needs demolition, disposal and repair before any chemistry — often the larger half of an honest bill (what preparation involves).

2. Drainage correction

If water stands, screed falls must be corrected — real material and mason days that a coating-only quote silently excludes and a lasting job cannot (mistake nine).

3. Detailing quantity

Parapets to turn up, junctions to cove, drains and pipes to collar: a terrace crowded with details costs more per square foot than an open one, because the details are where the labour — and the protection — lives.

4. System chosen

Chemistry and coats per the slab's needs (how the roof picks), plus a wearing layer if the terrace is walked daily. More system, more material, more life.

5. Access and scale

Material up four floors without a lift is priced labour. Small terraces carry setup costs across few square feet; large ones amortise them — rate-per-foot falls with area.

6. Test and guarantee terms

A bid including a ponding test and stated service terms is pricing accountability. It should cost slightly more; it is worth more.

Comparing bids on substance

  1. Demand scope in writing: preparation, drainage, detailing, system and coats, test — line by line.
  2. Strike bids that skip preparation or drainage lines; they are priced to fail politely.
  3. Compare like scopes; remaining differences are crew quality and margin — decide those on shown work.
