A great many terrace waterproofing jobs fail at the edges, not in the middle. The open slab is easy, visible and gets the attention. The parapet — the low wall around the terrace — is where the water is really getting in, and it is routinely treated as the boundary of the work rather than part of it.
Three ways a parapet leaks
1. The junction where wall meets slab
This corner moves. The slab expands and contracts in the sun at a different rate to the wall standing on it, and the two are often cast at different times with no bond between them. The result is a crack running along the base of the parapet — sometimes hairline, sometimes open — sitting exactly where water collects and stands.
A coating brushed up to that corner and stopped bridges nothing. It sits in the crack, gets pulled apart the first hot afternoon, and the joint is open again.
2. The top of the wall
The parapet's top surface is horizontal, exposed to everything, and frequently bare. Water soaks straight in, travels down inside the masonry and emerges on the ceiling below — or worse, inside the wall of the room beneath, which reads as a wall problem and gets diagnosed as one.
3. The outside face
Driven rain hits the outer face of the parapet, and unlike the rest of the building this wall is wetted on both sides and has no room behind it to dry into. Cracked plaster here feeds water directly into the wall core.
How the detail is done properly
Cove the junction
The corner should never be left square. Form a fillet — a coved triangle of mortar, typically around 50–75 mm on each face — in the angle between slab and parapet. Two reasons: a membrane or coating cannot bridge a sharp internal corner without thinning and cracking at the apex, and water cannot sit in a curve the way it sits in a right angle. Cut out and fill any existing crack there before coving.
Take the treatment up the wall, not to it
The waterproofing must continue from the slab, over the cove, and up the inside face of the parapet — a continuous run, no joint at the corner. How high depends on how much water stands there in heavy rain and how well the terrace drains; the principle is that the treatment ends above the highest water will ever reach, not at the level someone stopped brushing.
Terminate it properly
The top edge of the treatment is a vulnerable line — water running down the parapet face can get behind it there. The traditional answer is a chase: a groove cut into the wall, the treatment tucked into it and sealed, so there is no exposed upper edge for water to find.
Cap the top
The top of the parapet needs a coping that sheds water outward and away, and it needs a drip — a groove or projecting edge on the underside — so water falls off rather than running back along the soffit and down the face. A flat, unshed parapet top is a permanent water inlet no matter how good the terrace below it is.
Treat the outer face too
Repair the plaster, then a suitable exterior treatment. A parapet coated only on the inside is being fed from the outside.
The other edges, while you are there
The same reasoning applies everywhere the flat surface stops:
- Drain outlets — the treatment must run into the outlet, not stop beside it. Water finds the gap.
- Pipe and vent penetrations — coved and sealed around, treatment carried up the pipe.
- Stair headroom and machine-room walls — every one is a parapet junction by another name.
- Expansion joints — never simply coated over; they move by design and need a joint detail.
Why this is worth the extra day
Edges and junctions are a small fraction of the area and a large share of the failures. A terrace treated across the open slab and detailed properly at every edge behaves differently from one where the same material was spread over a wider area and stopped at the corners. If you are commissioning the work, the questions worth asking are about the coving, how far up the parapet the treatment runs, and how the top edge is terminated — not about how many coats went on the middle.
