Rising Damp: Why the Bottom of the Wall Is Always Wet

Damp that starts at the floor and stops at a level line is not a leak — it is groundwater climbing the wall. Why it happens, how to recognise it, and why painting over it never works.

If the damp on your wall starts at floor level, rises to somewhere between knee and chest height, and stops at a roughly horizontal line, you are looking at rising damp. It is not a leak, no pipe is broken, and nothing above is failing. Groundwater is being drawn up through the masonry by capillary action — the same effect that pulls tea up a biscuit.

How to be sure it is rising damp

Three signs together, not one alone:

  • It starts at the bottom. Damp from a leak above starts high. Rising damp starts at the skirting and works up.
  • It stops at a level line. The tide mark is the height at which evaporation balances the climb. It is remarkably straight, and it does not follow the shape of any pipe or crack.
  • There are salt deposits. The water carries dissolved salts from the ground and the masonry. The water evaporates at the wall face; the salts stay behind as white powder or crust — efflorescence. Rising damp almost always produces it, usually heaviest right at the tide mark.

Add a fourth if you can: rising damp is seasonal but persistent. It worsens in monsoon when the water table is high, eases in the dry months, and never fully goes away year after year. A leak has no such rhythm.

What it is not

Two other problems look similar at first glance and need entirely different work:

  • Splash-back. Rain hitting a path or plinth and bouncing onto the lower wall. Wets the same zone, but only after rain, only on the exposed side, and typically with no tide mark. Fix the drainage and the drip detail, not the wall.
  • Lateral penetration below ground. Where a floor sits below outside ground level — a basement, a room cut into a slope — water pushes in sideways under pressure. That is a negative-side problem and is treated differently. See basement waterproofing.

Why paint never fixes it

The water is inside the wall, arriving continuously from below. A coating on the face does one of two things:

  • A breathable finish lets the moisture through and the damp reappears within a season.
  • A sealing finish traps it. The water cannot evaporate at the face, so it climbs higher looking for somewhere to leave — the tide mark moves up — and the pressure of trapped salt crystals pushes the coating off the wall in sheets. The wall is now worse than before, and the failure is dramatic.

This is the single most common wasted expense in Indian home maintenance: a good-quality paint applied over rising damp, peeling within one monsoon, blamed on the paint.

What actually works

Rising damp is fixed by interrupting the path, not by covering the symptom. The route depends on the building:

  1. Establish a barrier. A damp-proof course is a horizontal layer near the base of the wall that water cannot cross. Newer construction has one; older buildings often do not, or it has been bridged. Where none exists, a chemical damp-proof course — injecting a water-repellent into a line of drilled holes so it forms a continuous barrier in the masonry — is the standard remedy. This is specialist work and it must be continuous to function at all.
  2. Remove the bridge. Very often a barrier exists and something is carrying water over it: soil piled against the wall above the course, a new floor or path laid too high, plaster running down past the course to the ground, or a cement render bridging it outside. Clearing the bridge alone can solve the whole problem, and costs almost nothing. Look for this first.
  3. Lower the load. Get water away from the base of the wall — grade the ground to fall away, fix the drain, clear the choked gully, stop the tap that runs onto the plinth.
  4. Replaster. The old plaster is saturated with salts and will keep drawing moisture and blooming even after the wall behind is dry. Hack it off to well above the tide mark and replaster.
  5. Let it dry, then finish. A wall that has been wet for years does not dry in a week. Rushing the finish restarts the cycle.

The honest caveat

Steps 2, 3 and 5 are within reach of any competent local contractor and solve a good share of real cases. Step 1 — a chemical damp-proof course — is not a DIY job and is not something a waterproofing coating can substitute for. If the wall has no barrier at all, be sceptical of anyone who proposes to fix it with a coating alone.
