Basement Dampness and Rising Water

Below ground, water has pressure and patience. Why basements are the hardest waterproofing case, what can be done from inside, and when to call for engineering.

A basement is the one place water attacks with pressure. Everywhere else, water falls past your building; below grade it stands against the walls and pushes. That is why basement waterproofing is its own discipline — and why the cheerful surface-fix that works upstairs disappoints downstairs.

Reading a damp basement

  • Damp patches after rain, drying between: seepage through walls as the ground charges with water.
  • A permanent tide line with salt: sustained ground moisture — the wall is wet inside (what salt bloom means).
  • Water actually entering at floor–wall joints: pressure finding the construction joint — the most serious signal.
  • Musty air with no visible patch: vapour through the slab; ventilation and vapour treatment territory.

The geometry problem

The proper side to waterproof a basement is the outside — the positive side — which is exactly the side buried under your garden or someone else's building. Whether it can be reached decides everything:

When outside access exists

Excavate, treat the wall's outer face, restore drainage so water is led away rather than stored against the structure. Disruptive, and definitive — the standard for new construction and the gold repair when feasible.

When it does not

Engineered negative-side systems: rigid cementitious chemistry keyed into prepared masonry, joints and junctions treated as the priority they are. Done properly this serves; done as "a coat of something waterproof on the inside wall", it delaminates on schedule — pushing match, remember.

What every basement fix includes regardless

  • Drainage first: roof water discharged away from the building, ground sloping off the walls, sumps working. Much "basement seepage" is a downpipe emptying beside the foundation.
  • Joints as first-class citizens: floor–wall and construction joints are the entries; field walls follow.
  • Ventilation: dry-side condensation mimics seepage below grade constantly (the separation).

When to call rather than coat

Standing water, active joint inflow, or structural cracking below grade is assessment territory before product territory. Photographs plus your building's age via the waterproofing page get an honest read on which league your basement is in.
