What this work involves

A terrace is a roof that people use. That changes the job. The surface has to survive being walked on, furniture being dragged across it and water being thrown about, and it has more places to fail: the joint where the floor meets the parapet wall, the fall towards the drain, the drain mouth itself, and the line where old tiles end.

Most terrace leaks we are asked about are not in the middle of the slab at all. They are at the parapet junction or around the outlet, where the surface changes direction and a coating is easiest to skimp on. Getting the fall right so water actually reaches the drain matters as much as the material laid on top.

Tell us whether the terrace is bare concrete, tiled, or has an old coating on it, and send photographs of the corners and the drain. That usually tells us more than a description of the leak does.

How we proceed

Send photographs

The terrace floor, the parapet junction, the drain outlet, and the damp inside. Add the approximate area.

We work out the cause

Junction failure, blocked or badly placed drainage, cracked screed or an old coating past its life.

Surface preparation

Removing what has failed, cutting and filling cracks, and forming a proper fillet at the wall junction.

Correcting the fall

Where water is not reaching the drain, the fall is corrected before anything waterproof goes down.

Coating and finish

The waterproof coating is applied, taken up the parapet, and finished so it survives being walked on.
