On the coast, the air is corrosive. Wind carries salt spray kilometres inland, it settles on every surface, and chloride is the single most aggressive thing an Indian building faces — not because it damages finishes, but because of what it does once it reaches the reinforcement steel.
What salt actually does
- Attacks reinforcement: chloride penetrating concrete corrodes the steel inside. Corroding steel expands, and expanding steel cracks the concrete around it — which lets in more salt. This is why rust staining is the most urgent sign on any coastal building.
- Crystallises in pores: salt drawn into masonry crystallises as it dries, pushing plaster and finishes off from within — visible as heavy efflorescence.
- Accelerates weathering: constant deposition plus humidity keeps surfaces damp for longer than rainfall alone would.
How coastal buildings are protected differently
Keep water and salt out of the concrete
The priority shifts from "stop leaks" to "stop ingress" — protective coatings on exposed concrete are structural protection here, not decoration. Roofs, parapets and exposed slabs get treated as the defensive line they are (the sequence).
Detail obsessively
Junctions, drips and copings matter more where the wetting is constant. Uncapped parapets on the coast fail markedly faster than inland ones (why copings matter).
Wash the salt off
Freshwater rinsing of exposed elevations is genuine maintenance on the coast, not vanity — it removes deposits before they crystallise into the surface (method).
Expect a shorter maintenance cycle
Everything ages faster within a kilometre or two of the sea. Inspect more often; act sooner (the checklist).
