Why Roofs Leak: Eight Causes

Behind every dripping ceiling is one of eight causes. What each looks like from the roof, which are urgent, and the inspection that finds yours.

Roofs do not leak "because of rain" — rain is only the messenger. The cause is one of eight defects, and finding which one is the whole diagnosis. Fixing the right cause once beats coating the wrong thing twice.

The eight causes

1. Thermal cracking of the slab

An Indian roof swings through large temperatures daily; concrete answers with a map of hairline cracks. The most common cause of all, and the classic case for an elastic coating (the sequence).

2. The parapet junction

Where slab meets parapet wall, two structures move differently and the joint opens. Leaks here show as damp along the top of walls below the roof edge.

3. Failed or aged old coating

Blistered, chalked or peeled waterproofing is worse than none — it holds water against the slab in its failures. It comes off before anything goes on.

4. Ponding — standing water

Water that stands for days finds every weakness given time. Ponding is a slope-and-drainage defect; no coating cures a puddle that never leaves.

5. Blocked or badly detailed drains

An outlet sitting proud of the slab, or one blocked with leaves, turns the roof into a pool each rain. Cheapest fix on this list — and among the most common.

6. Construction joints and honeycombing

Where concrete pours met, or where compaction was poor, the slab is porous from birth. Leaks from day one point here.

7. Penetrations — pipes, rails, AC stands

Everything bolted or passed through the slab is a hole with a story. Un-collared penetrations leak precisely at themselves, which at least makes them easy to name.

8. Water arriving from elsewhere

An adjoining higher wall, an overflowing tank, a neighbour's terrace draining onto yours. The roof gets blamed for water it never invited — check the sources above before condemning the slab.

Finding yours

Walk the roof after rain: where does water stand, where are the cracks, what do the junctions and drains look like? Match what you see against the damp below — the map usually names the cause. Photographs of roof and ceiling together are enough for a first professional read.

Water travels inside the slab and exits at the weakest point below, not beneath its entry. Diagnose from the roof surface, not the drip.

Which cause is most urgent?

Anything with rust staining below — reinforcement is being attacked. After that, ponding: standing water accelerates every other cause on this list.
