Estimating Material for a Whole Project

Scaling from one wall to a building: how to take off areas, add the right wastage, order in single lots and phase deliveries against a programme.

2 min read

Estimating a project is not multiplying a wall by ten — it is a take-off, a wastage judgement and a delivery plan. Contractors lose money at all three. Here is the method that keeps a site supplied without a warehouse of leftovers or a stopped elevation.

1. The take-off

  • Measure every face separately from drawings or on site, and keep them listed by elevation — not one lumped total
  • Deduct large openings only; small ones are absorbed by cutting waste
  • Do not forget: returns and reveals, parapet faces (both sides where visible), columns and pillars, projecting bands, soffits and boundary walls
  • Note each area's grain and shade, since consumption differs by grain (the calculation)

2. Wastage, judged not guessed

Wastage rises with complexity, height and crew turnover — a plain boundary wall wastes little; a detailed elevation with bands, cutting and scaffold handling wastes noticeably more. Rather than applying one figure blindly, allow more where the surfaces are broken up and less where they are simple, and add a genuine reserve on top for repairs (see step 4).

3. Convert to material — per grain

Areas become kilograms using the coverage of the specific grain at the specified thickness, and binder and primer follow the same areas. Ask the supplier to convert your area schedule rather than applying a single coverage number to everything (why one number misleads). We do this against your schedule on request via the B2B page.

4. Order in single lots, and hold a reserve

The whole quantity for one visible elevation must come from one lot, or the facade will read in tones. Add a reserve of that lot — small in cost, decisive for future repairs, and impossible to buy later (why matching fails without it).

5. Phase delivery against the programme

Order the whole quantity, schedule the deliveries. Site storage on live projects is limited and damage-prone (storage discipline), while running out mid-elevation forces a joint that shows (the wet-edge rule). Agree the schedule with the supplier when the order is placed, not when the site calls.

Frequently asked questions

Who carries the risk if the estimate is short?

Whoever measured. That is why the schedule should be written, shared with the supplier, and confirmed back — and why a reserve exists.

Can leftover material be returned?

Terms vary; agree them before ordering rather than after. Ask us up front.

Can you quote from a drawing?

Send elevation drawings or an area schedule with grains and shades — through the B2B page — and we will price and phase it.
